Things always seem to take longer than you think they will. You can be successful as a part time Fix and Flip-er if you get a partner or hire some help and are ready to sacrifice your "free time" to really move your financial life and prosperity into high gear.
For the Inexperienced:
· You´ll need to get financing squared away first; having a nest egg or a significant other bringing in a monthly income will help relieve the financial burden.
· See the financing section of this website to learn how you can factor in the cost of your materials if you are low on cash after closing.
· Your first Fix and Flip is critical. The learning curve will cost you. So make that first project have a great margin of profit.
Experienced and Inexperienced
· You´ve got carpentry skills? Great. Know how to put in a tile floor? Great. Know your way around plumbing? Fabulous. Electric? Good. Think you can pick out the tile that goes with a trendy paint color and what kind of cabinets to buy? Think again. If you go too trendy or too neutral your project may languish on the market. · Know when a "fill-in" contractor will benefit you most. Unless you´re paying cash, delays can cost you. That mortgage payment begins to loom large after about three months. Getting several things done simultaneously can make the difference. Pick a contractor who has a skill you don´t posses. You may be surprised to find how affordable a painter is versus how much time it will take you.
For the Experienced:
Ready to take it to the next level? Move up in purchase price for a greater margin? Consult an experienced real estate agent for locations that are always good bets for Fix and Flips. An agent can also help with selecting a specialty property such as multi-generation homes, horse properties or marketing to those needing to take care of elderly parents. Consider houses with land and/or horse properties.
