The Three Types of Investors

The Live-In:  The most successful fix and flippers, these brave souls camp out amidst the construction and take on most of the work themselves.  Before you decide to live at the work site, know how much chaos you can tolerate and what kinds of work you can realistically accomplish.

The Do-It-Yourselfer:  The most common way to approach a fix and flip.  DIY's do most of the work themselves, but do not live at the site.  Many of these investors do this for a living.  If this appeals to you, I can help with mortgage financing and referrals to "fill-in" contractors.

The Hirer:  The investor who wants to supervise and hire others to do the work can generally expect the least amount of profit.  I have a list of contractors, from drywall to driveways, from plumbers to painters, who are all experts at what they do. If this is your plan, expect to spend plenty of time on site.
