This single family home was a former rental for college students.The house was rented a number of times over a six year span.The yard had been totally neglected and was overgrown.The interior was not severely damaged, but showed signs of neglect and a lack of maintenance.Most fixtures were functionally obsolete.It was a basic rental property in a good area.
Improvements:
We put sod, bushes, decorative rock and a sprinkler system in the yard.The existing deck was reconstructed.The exterior was painted and a new dimensional roof installed by professionals.All bathrooms were retiled completely and were fitted with new lighting, faucets, fixtures, toilets and vanity tops.
Existing hardwood floors were refinished and 50% of the carpet was replaced.Bedrooms had acceptable carpeting that was professionally cleaned and treated.The kitchen was totally gutted and new appliances, sinks, light fixtures, faucets and granite tile countertops were installed.The front door was replaced with a more modern looking door and the entire interior was repainted.Six panel doors were installed to replace the existing slab doors.
As part of the contract, the buyer asked to rent the home for two months prior to purchase ,adding an additional $2,500 in profit to the project.This was a win--win situation for all parties.

This project was a single level condo on a golf course.This bank-owned unit was very dated with dark olive colors throughout. The unit had had some painting and texturing done, yet needed to be updated.
Improvements:
The entire interior was painted with designer colors using two tones in some of the rooms, with a third accent color in the main living area. Carpeting was replaced in the entire unit.
All baths were gutted with new lighting, faucets, fixtures and toilets added.New vanity tops were also installed and all baths were re-tiled with more modern colors and patterns.
The kitchen was updated using granite tile for the countertops, extending the size of the counters and also re-facing the existing cabinets and hardware.New faucets and light fixtures were installed as well as appliances.Tile replaced the linoleum flooring in the kitchen and the grout intentionally matched the accent colors.Due to age, the furnace was replaced with a modern energy efficient unit and the a/c was recharged by a professional. The living room fireplace was retiled with a unique slate and then chemically enhanced to bring out the true character of the stone making it the focal point of the room. No yard work or exterior work was needed on the unit as the condo association had recently painted the exterior, installed new roofing and upgraded the grounds.
The buyer was a first time home purchaser who was very pleased with the finishes.
